What is Custom Build ?
Custom build is a new type of self-build that is being promoted by the Custom House Building Act 2015. A custom build house is a new build house that is built to your specification and design for a fixed price by a contractor. This can take away the stress and hassle associated with a traditional self-build, you would not have to worry about the day to day management of the build as it would be handled by a site manager leaving you free to think about all the fun creative decisions involved with a new build project.
By buying the plot and then using our fixed price building contract to construct your house you can make a large saving on stamp duty compared to buying a new build house, you will then be free to use these savings on something far more exciting in your build.
Custom build is also flexible, whilst we promote the fully managed custom build route described above we also recognised that some people like to take the traditional self-build route and do as much as they can themselves, if you would like to buy an empty serviced plot, a plot with foundations or a completed shell that only needs fitting out internally these options will always be available.

About Us
New Leaf Custom Build was born out of our personal experiences within self-build and property development sector in the UK and France. Whilst in France we witnessed the French lotissement system and how it can provide reasonably priced self-designed homes for young families and first time buyers. With the recent introduction of the self-build and custom house building act 2015 we are making the benefits of self-build available to more people in the UK.
Over the last 70 years in the UK new houses have been getting ever more expensive and smaller at the same time, with decreasing home buyer satisfaction. At the top of New Leaf’s agenda is improving the deal for new build house buyers in terms of space, price and choice.
